Serrano Construction

We plan We define We execute with control.

Phase 1: Preconstruction

The preconstruction phase is a paid engagement designed to establish clarity before construction begins. During this stage, we conduct site verification, develop a concept-level 3D model, define project scope, establish a realistic budget band, and outline a projected schedule band. This phase ensures alignment and filters misalignment early, protecting both homeowner and contractor

This phase reduces risk and filters misalignment early.

Phase 2: Scope Lock

Once planning is complete, we move into scope lock. All inclusions are defined. Allowances are clarified. Decisions are documented. Expectations are aligned prior to mobilization. No ambiguity enters the build phase.

No ambiguity enters the build phase.

Phase 3: Predictable Execution

Construction is managed through disciplined jobsite oversight, structured scheduling, issue tracking, and cost monitoring. Homeowners receive weekly updates that outline progress, upcoming work, schedule status, decisions required, and budget position. This ensures transparency throughout the renovation.

You always know where your project stands

Phase 4: Controlled Closeout

At completion, we conduct a formal walkthrough, address punch-list items, deliver documentation, and provide warranty information. We close projects with the same structure that defined them from the beginning.

We finish with control — not loose ends.

Weekly Reporting System

Each week, clients receive a structured update summarizing project progress, upcoming activities, schedule position, issues or decisions required, and a budget snapshot. This reporting system reduces uncertainty and eliminates surprises.

Each week you receive:

No surprises.

Change Order Governance

No change to the scope of work proceeds without written documentation outlining cost impact and schedule impact. All change orders require signed approval before execution. This disciplined governance protects clarity and prevents scope drift.

Clarity protects everyone

No work proceeds without:
